A featured listing spot gains my client about 10 times more exposure than ordinary listings on Realtor.com. And, since over 84% of people find the home they purchase on the internet, this exposure becomes invaluable to my home sellers. I can advertise my featured listings for Sherman Oaks and Encino as well as listings in Studio City, Tarzana, Los Angeles, Beverly Hills and other areas in the San Fernando Valley.
Availability of agents is important to potential buyers. When someone wants answers to questions on real estate, or wants to schedule an appointment to see your home, they want immediate gratification. So, if you're selling your home, you should know that if I'm representing the sale of your Studio City, Sherman Oaks, Encino, Tarzana, Beverly Hills and Los Angeles property, I'll be available when the calls come in. I have several methods to accomplish the follow me type of communication. If someone is on any of Coldwell Banker's websites, or on Realtor.com, Yahoo.com, the WallStreetJournal.com, NewYorkTimes.com and several others, calls are connected through Coldwell Banker's proprietary Lead Router System. Statistics show that the average broker takes over 52 hours to respond to an internet inquiry, if they ever respond at all. With Lead Router, the inquiries are automatically routed to me, or if I'm not immediately available, to another agent in our office for response within minutes. Coldwell Banker requires response within 4 hours at an absolute maximum. So, calls are tracked, responses are made, follow up is documented all to the goal of bringing a buyer to the table.
Some other new tools that I employ to help sell your home include interactive home tours, video tours, floorplans of the property, and pre-recorded information so potential clients can call for immediate response information. All of these techniques are geared to keeping me in close touch with potential buyers for your home.
